454 Nepean Highway: Frankston Office Refurbishment

454 Nepean Highway is an office building in Frankston, within walking distance of Frankston Train Station, Bayside Shopping Centre and the waterfront. The refurbishment brief was direct: turn a dated space into the most stylish and sought after office accommodation in the area. Location was already doing half the work, and the interior had to catch up.
The scope covered the ground lobby entrance, the lift car, the on-floor amenities and the lift lobbies. These are the spaces every tenant and visitor moves through several times a day. They have to look right and they have to survive commercial traffic.
That was the real challenge for the tile selection. The brief called for something professional, modern and genuinely stylish, but the product also had to perform in a light commercial setting rather than a domestic one.
The main selection was Porcelain Terrazzo, a glazed porcelain range that is an impressively accurate representation of a terrazzo stone tile. It carries the terrazzo look without the maintenance demands of natural stone, and it is suited to internal wall and floor spaces in light commercial as well as residential use.
Alongside it we supplied Heritage 150 by 150, a handmade ceramic, and ceramic whites. The small format and the variation that comes with a handmade product give texture and depth against the flatter, busier terrazzo. It is a deliberate contrast rather than a matching exercise.
The finished result is quite exquisite, and it has set a new standard for office space in Frankston.
